High Interest and High Rates

As is typical for this time of year, the housing market is pretty strong right now for well-priced and presented homes, despite interest rates rising to a 7 month high in the mid 6’s. This week I closed escrow on 89 Forest Lane in the Terra Linda Meadows, my second transaction in the Meadows this year. I also looked at multiple offers on 656 Bamboo Terrace in Terra Linda.

Bamboo Terrace is one of the most desirable streets in Terra Linda. Not only is it close to Scotty’s Market and the Terra Linda Recreation Center, where I spent many Saturdays cheering on my daughters and the Terra Linda Orca swimming team, Bamboo Terrace is arguably the most festive street every Halloween! Part of the award winning Miller Creek School District, it’s a great street to raise kids. The homes there are all Eichlers, which many of today’s home buyers favor over the more traditional mid-century Kenney and Tarrant built homes.

This week I put 359 Orchid Drive on the market. Located at the end of a Terra Linda cul-de-sac, it’s got a very private feeling with lots of space all around the property. It almost feels like you’ve got no neighbors. The homes on Orchid Drive are all larger and built in the early 1990’s, the architecture very much reflective of that period. Orchid has views and is close enough to the freeway to be convenient, but far enough away to not hear the traffic.

Lastly, I listed 32 Dockside Circle on the market this week. Dockside is located in the desirable Captains Cove HOA. Most of the HOAs in the Northern San Rafael 94903 zip code were built in the early 1970s, but Captains Cove was built in 1984, so it’s more contemporary. 32 Dockside is a single level ground floor condo with nobody above it, making it very desirable especially for older adults who don’t want stairs. There is a washer and dryer in the condo too, which is far better than having to do laundry in a community facility.

Is summation, even though we’ve got a war going on in the Middle East, the stock market had taken a hit, and interest rates have increased, the wheels on the real estate machine keep turning.
