Now well into August, we have a situation on our hands. Low inventory and high demand have led to multiple offer situations and overbidding. Sound familiar? That’s the Marin market I’ve always known and loved. We’ve had our downturns, but more often than not we see rising prices in Marin County. With the advent of AI money flooding into San Francisco we are likely to see more buyers with more money competing against each other for limited opportunities here just across the bridge. Buckle up, the fall selling season is going to be exciting!
Speaking of excitement, I have a new listing with Rose Capurro out at 6 Egret View in San Rafael’s Baypoint Lagoons. With 2254 square feet of living space and a low, low price of $1,050,000 this is at $465.84/sq ft. Per BAREIS MLS as of 8/8/26 (information has not been verified and is not guaranteed but is deemed reliable) the average sq ft value for single family home sales in the past 180 days in the 94901 is $783 and the median is $775. There have been 151 sales in that time period, and currently there are 43 properties on the market in 94901 with 13 in contract. Nearly 28% of properties in escrow is a pretty balanced number.
Tightening our search, between $1,000,000 and $1,200,000 things are much more restricted in Central San Rafael with 8 properties on the market and 3 in escrow. It’s easy to see if someone wants to be in the 94901 they currently have few options. Will we see more inventory after Labor Day? Will we see more buyers in the market? As always, yes, and yes!
Taking a wider look at the Marin market in general, there are currently 33 single family homes properties on the market between $1,000,000 and $1,200,000 and 11 are in contract. With 33% having accepted offers, the market is moving. In the past 6 months there have been 108 sales in that price category. Average price per sq ft and median price per sq ft both lag slightly behind 94901 at $729 and $702 respectively. The average days on market for these properties is 30. That’s a blistering pace where we can assume on average most properties are getting accepted offers in the first two weeks, and all contingencies are released just two weeks later.
All this points to a good fall market for sellers, and a competitive one for buyers.
