This coming week I’ve got a fabulous fixer coming on the market on Wisteria Way! It’s going to be priced attractively at $799,000. My last sale last fall on Wisteria Way went for $1,175,000, so there’s a lot of upside potential to my new listing. That was a smaller house too, but it was updated completely and even had solar panels and cork flooring, the best conductor for radiant heat. We aren’t doing much to my new Wisteria listing, just clearing it out and cleaning it up a little. We are getting the government mandatory inspections: city resale and sewer inspection. In addition, we’ll have a pest inspection, just so people can put numbers to some of the deficiencies. This is going to be a project for someone, and the sellers would prefer to let someone else do the work. Hey, the roof is relatively new, so that’s a start. There’s going to be a lot of cosmetic fixing in the next owner’s immediate future.
If you are in real estate long enough like me, eventually you start doing lots of sales on the same streets. Some of them are longer streets with lots of houses on them like Las Colindas Rd and Tamarack Dr, where I’ve done a ton of sales. Wisteria Way is a smaller street though, and my track record is pretty substantial. Out of 21 sales on Wisteria Way since my first sale at 589 Wisteria Way in April of 2008, I’ve sold 4, and this will be my fifth. I’ll take a 21.7% market share of listings on any street, any day of the week (data per BAREIS MLS has not been verified and is subject to change but has been deemed reliable).
I’ve done pretty well on other, smaller Terra Linda streets too. On Tanbark Terrace I had my first sale in 2015. There are only 22 homes on Tanbark, and there have only been 10 sales since 2015. 3 of them have been my listings. I really like Tanbark because it gets very little traffic, so it’s a nice, quiet street perfect for teaching kids how to ride bikes, rollerblade and skateboard.
Each street in Terra Linda is different. The homes on Tanbark were built by Kenney, the homes on Wisteria are Alliances. The construction is fundamentally different. There’s no bad place to live in Terra Linda. Some streets are more desirable than others. I put Wisteria Way right up there with the best of them.
