I’ve got a listing coming up in the Baypoint area of San Rafael with Rose Capurro. Last year we sold a property on Baypoint together and I met a potential seller. We’ve stayed in touch, and when he called me this summer to sell, I figured it would be best to bring Rose back into the fold. She also had a listing in Baypoint at the time, and Baypoint is a micro market within the 94901 area code. Rose pulls more than her weight, using her contractors to prepare both the property we sold and the one we have coming soon. Our price point will be $1,030,000 which should be very attractive for a house over 2250 sq ft built in 1999.
The following information is taken from BAREIS MLS as of 7/17/26, and has not been verified but is deemed reliable. There is currently only one property on the market in Baypoint. It’s been festering for 132 days since the beginning of March which is never a good sign. It is only 1822 sq ft, mostly original and unattractive. After 132 days on the market, I’d say a price reduction is well overdue. It was in contract once for nearly 30 days, and when the deal collapsed two months ago it had to be rough on everyone. There have been 3 sales in the past 180 days in Baypoint, so there’s definitely room in the market for our listing.
Regarding the larger 94901 market, there are currently 52 homes on the market and 16 have accepted offers. That’s a pretty balanced market between buyers and sellers. In the past 180 days there have been 145 sales, which means the 36 homes that are currently not in contract should attract offers in a reasonable amount of time. There should be plenty of demand for the remaining inventory as evidenced by the fact that average days on the market for those sales was only 37. When priced right and presented well, homes are moving fast. Remember, each neighborhood has a different dynamic, and it’s important to know your micro market when buying and selling. Baypoint is different than Loch Lomond, which is different than Peacock Gap, and different than Gerstle Park and Sun Valley, etc. Each neighborhood has its advantages.
Here are a couple more relevant stats from the 94901 sales in the past six months. Median closed price $1,675,000. Median price per square foot is $776.66 which is nearly identical to the average price of $780.93. Baypoint sells at a discount vs. other areas in 94901, and my listing with Rose will only be $457/sq ft.
