Quiet Fall Season

My fall season is off to a fairly quiet start. Right after Labor Day I closed 6 Egret View in San Rafael with Rose Capurro. Rose is a great co-listing agent and I would not have taken on this sale without her. Egret View is in Baypoint, where Rose and I sold a property last year. We did well last year, so I figured we’d do well again. Sure enough, we were able to sell the property quickly for a good price!

In the meantime, I’ve got two other listings on the market. 1056 Los Gamos Rd #G is an upper unit in Terra Linda’s Rafael Manor co-op. Those upper units typically take longer to sell because they only have a sunroom, where downstairs units have patios which everyone prefers. This is technically a one bedroom home, however by adding a wall it can easily be converted into two bedrooms. For somebody looking for a good value, you really can’t beat the price at $314,000.

I’ve also got 123 Mabry Way in Santa Venetia on the market asking $1,088,000. This is a very nice 3 bedroom, 2 bathroom home with lots of nice upgrades. Not only has the kitchen and primary bathroom been remodeled, the landscaping around the property is outstanding. The backyard literally has a tropical getaway kind of feel, and an outdoor kitchen area plus water features.

I was looking forward to listing another home in Terra Linda in October, but my sellers are likely to hold off until the spring market. In the meantime, we may do some things to the house to make it show better and increase the marketability. I’ve seen people wait for the spring market to sell and it’s worked out very well. However, there was one year where we saw prices drop between fall and spring. So, nothing is ever certain, and the money is never in the bank until it’s actually in the bank and escrow has closed.

If things continue to be this quiet for me this fall, I’m hoping to get a lot of surfing in! Fall is after all, the best season for surfing in Northern California, and the Super El Nino could make for epic conditions.
