Things have been picking up lately in the Terra Linda market! It’s almost like we are experiencing a delayed spring. Per BAREIS MLS as of 7/16/25 (information is not guaranteed or been verified but is deemed reliable) there were 13 homes on the TL market and 5 were in escrow. That’s approaching 40%, which is really good! How did we get here?
A lot of the recent activity has to do with price reductions. Throughout the spring rather than seeing selling prices being bid up by $100,000+ we have more often than not seen asking prices reduced by $100,000 or more. 2025 has not been a normal year in the real estate market. Average days on the market is 53 for the current inventory, which speaks volumes about how tough the market has been. Last year 4/1/24 - 7/1/24 in 94903 there were 62 sales. The average days on the market was 22!
2025 has been a great market for buyers, but with the current lack of inventory, in August buyers might be in for a more challenging month. Most agents think of July and August as slower months, and often sellers are hold off until September to put their homes on the market. Personally, I think that’s a mistake. I don't think buyers go away during these summer months, it's more like Realtors like to take their vacations over July and August.
The incentive to list in August is that there is typically less competition among sellers. The incentive to wait until September is that there are more buyers because kids are back in school and families are back from summer vacations. Throughout my career I’ve found a winning formula in Terra Linda is to list in August, and close in September. Beating the bulk of seasonal listings to the market often gives sellers a competitive advantage.
